Neighbor.com: competitive analysis for SimplyVacant

Prepared September 2026. Scope: Neighbor's product, business model, user experience and gaps, and what SimplyVacant (storage, parking and rooms in Canada and the U.S., plus managed co-hosting) should copy, improve or skip.

Method note. neighbor.com blocks automated page fetches, so this analysis relies on third-party reviews, press coverage, and Neighbor's own help-centre and terms pages as indexed by search. Facts are footnoted to sources. Before relying on fee figures and guarantee limits, check them manually on neighbor.com, because Neighbor has changed them over time.

1. Neighbor at a glance

2. Business model & fees

WhoWhat Neighbor charges / providesSource
HostFree to list. Payment-processing fee of 4.9% + $0.30 taken from payouts ("we only make money when you do"). Some reviewers report an older, much higher effective commission (~30%).shn, leli
RenterService fee on top of rent, reported between 8% and 20% (most reviews say 15–20%), shown at checkout.shn, rt
Host GuaranteeUp to $1M liability protection, plus payout protection of up to two months of rent if a renter defaults. Payout protection excludes bookings above $500/month.rt, tos
Renter protectionOptional Property Protection Plan, priced by what's stored. Covers reasonable repair or replacement (reported as ~90% of cost).rt
PaymentsAll payments on-platform. Automatic recurring monthly card charges, and automatic late fees.rt
CancellationHosts must give 30 days' notice to end a rental. Shorter notice costs the host, and the renter's last month is refunded.cxl

Takeaway: Neighbor earns mostly on the demand side (renter fee) and keeps the host side cheap to maximise supply. That's the right instinct for a two-sided marketplace, because supply is the harder side to grow. But high renter fees on small monthly amounts are a common complaint.

3. Site structure & core flows

Public URLs and reviews show this structure: home/search, category search (storage, parking), city landing pages, listing detail, reservation request, host landing (/host, /storage/host), a trust page (/storage/trust), a help centre (help.neighbor.com), and renter and host dashboards. [home, trust, cxl]

Renter flow

  1. Search by location, then filter by size, type and features (climate control, access hours).
  2. Listing: photos, size, access schedule (from 24/7 to "host must be present"), features, host profile, reviews. [rt]
  3. Request to reserve: say what you're storing, verify ID, add a protection plan, pay.
  4. Host accepts, then recurring monthly billing until one side ends the rental.

Host flow

  1. Host landing with an address-based earnings estimate.
  2. Create a listing: photos, description, features, access frequency, allowed items, price (with suggestions). [rt, tc]
  3. Automated ID verification (Persona) before listing. [rt]
  4. Approve requests, then receive monthly payouts.

4. What to copy

5. Weaknesses & gaps to exploit

Neighbor weaknessEvidenceSimplyVacant response
U.S.-onlyReviewers flag it as a limitation.[leli]Canada + U.S. at launch, with local currency, tax and payouts. Canadian cities are an open market.
Fee frustrationRenter fees up to ~20% and reports of high effective host commission.[shn, leli]All-in, published pricing and a simple fee table. (It's also required: Canadian drip-pricing and U.S. FTC hidden-fee rules.)
Host cancellations & supportTrustpilot around 3.2/5, with complaints about hosts cancelling and slow support.[leli, bbb]Host reliability score in ranking, rebooking help when a host cancels, and a clear dispute flow in the ops console.
Payment gapsBBB complaints mention repossession and payout disputes.[bbb]Clear failed-payment rules (retries on days 1/3/7, payout protection) that both sides can see.
Thin supply in many areasMarketplace risk: empty searches outside big metros.Saved alerts and "request a space" posts, plus a supply/demand dashboard to target host acquisition.
No stays / roomsStorage and parking only.Rooms (nightly + monthly) and a managed co-hosting service: higher value per booking and a second revenue line.

6. SimplyVacant positioning

SimplyVacant: every empty space, put to work. A single marketplace for storage, parking and rooms across Canada and the U.S., with honest all-in pricing. For owners who don't want to do the work, SimplyVacant manages the whole thing, legally.

7. Proposed sitemap & MVP phasing

PhaseScopeWhy this order
1 · MVPStorage + parking (monthly) in 2–3 launch cities (e.g. Vancouver + Seattle). Search/map, listing, request-to-book, ID check, Stripe payments and payouts, messaging, reviews, basic host dashboard, admin review queue. Co-hosting landing page + lead form + pipeline, with the service itself run manually.Lowest regulatory risk. Proves the two-sided engine. Co-hosting leads bring in revenue from day one.
2Rooms: monthly first, then nightly once the jurisdiction rules table, tax collection and remittance, and the compliance screens are built. Instant book, protection plans (after the insurer is signed), city SEO pages, iCal sync.Rooms need legal review (tenancy law for 30+ nights, STR rules for fewer) and platform tax obligations.
3Mobile apps, dynamic price suggestions, automated claims, integrations for managed units (Hospitable/PriceLabs/RemoteLock/Turno), referral programme, business accounts.Optimisation once liquidity exists.

Regulatory points are a checklist for counsel, not legal advice.

9. Open decisions

  1. Fee model. Suggested starting point: renter service fee ~10% (capped), plus a host fee of 3–5% that covers processing. Publish both. Model this against Neighbor's 4.9% + $0.30 host fee and 8–20% renter fee.
  2. Insurance partner for the host guarantee and renter protection plans. The limits shown in the wireframes are placeholders.
  3. Legal: whether BC RESA applies to paid co-hosting, and U.S. property-manager licensing, which varies by state; tenancy status of 30+ night rooms; host and renter agreements.
  4. Launch cities, one in each country, chosen by supply you can recruit locally.
  5. Tech stack. A marketplace needs a modern app framework (e.g. Laravel on PHP 8.3, or Next.js) with Postgres, Stripe Connect, an ID-verification vendor, and a maps provider (Mapbox/Google). The existing MAMP/PHP 7.4 setup is fine for the prospect/ sales tool but not for the production marketplace.
  6. Brand identity: logo, colour and type, to be added after these wireframes are approved.
